You have a unit in the UAE, a production line to install and a customer asking for a cleanroom. Finding a supplier is the easy part. Working out who will deliver a room that suits your process, connects to the building services and is ready for acceptance takes more care.

If you are looking for a cleanroom construction company in the UAE, start with the work you need someone to take responsibility for. A local contractor managing the whole site and an overseas manufacturer supplying a modular room may both be worth considering, but their quotations can cover very different jobs.

Start with the problem your cleanroom needs to solve

A request such as “100 square metres, ISO Class 7” gives a supplier a starting point. It leaves out the details that determine whether the room will work for your staff and products.

For electronics assembly, describe where parts are exposed and when contamination becomes a problem. For medical device packaging, provide the process requirements agreed with your quality team. For a laboratory, explain the actual activities rather than asking for a general-purpose clean room. If the work involves hazardous substances or biological materials, flag that at the beginning so the need for specialist containment can be assessed.

Share the equipment layout, number of operators, material routes and cleaning method. State the required cleanliness class and the conditions under which it must be demonstrated. If these have not yet been defined, make that clear in the enquiry. A supplier should help clarify the brief before fixing a design and price.

The useful outcome is a room specification tied to your operation: enough working space, sensible access, defined environmental requirements and an agreed way to check performance. A lower particle count alone does not tell you whether the original production problem has been resolved.

Which type of supplier belongs on your shortlist?

A recommendation is only useful when it matches the job. Before comparing company names, decide which of these arrangements you want to buy.

  • A local construction package: worth exploring when your priority is one locally accountable contractor coordinating building work, services, subcontractors and handover. Check exactly which of those responsibilities the contract includes.
  • A manufactured cleanroom package with an agreed site scope: worth exploring when you want a prefabricated enclosure and coordinated equipment supply, with installation responsibilities divided clearly between the manufacturer and the UAE project team.
  • A clean booth for a specific workstation: worth assessing when the immediate need concerns a limited operation, such as handling exposed components at an inspection station. Confirm whether that solution covers the full process requirement.

For any supplier on your shortlist, request relevant technical drawings, a sample handover document list and references that can be checked. A photograph of a finished room can help you understand the layout; it cannot establish who built it, what was included or how it performed.

Give the supplier the actual UAE site details

A Dubai warehouse, a production unit in Sharjah and a laboratory fit-out in Abu Dhabi should not receive the same proposal simply because their floor areas match. Provide the emirate, site address and free-zone or industrial-estate location where applicable, together with any building-owner requirements already issued to your team.

Ask your local project coordinator to establish which approvals, submissions and inspections apply to the premises and proposed work. Put responsibility for those items in the scope before placing an order. Overseas equipment supply should not be taken to include local approval work unless the agreement specifically says so.

The supplier also needs to know how the room will arrive and fit inside the building. Send measured ceiling heights, column positions, loading-door dimensions and photographs of the delivery route. Identify where equipment can be unloaded and stored, and whether installation must take place around an operating production line.

Ask who designs and provides the air-conditioning system

Do not leave the relationship between the cleanroom package and the building's air-conditioning system as an assumption. Ask the designer to record the outdoor design conditions used for your location, the available building services, the equipment heat loads and the required indoor temperature and humidity.

Request a clear explanation of what the proposed system includes: filtered air supply, cooling, any required humidity control, fresh air, exhaust and controls. Where some of these are provided by others, identify the connection points and who verifies that the combined arrangement meets the brief.

This matters when comparing quotes. One price may include only the enclosure and fan filter units; another may include additional air-handling equipment and service connections. Ask each bidder to state the same design assumptions and exclusions. That gives your project engineer something concrete to compare.

Turn “installation included” into a written list

For an overseas cleanroom package, ask who unloads the shipment, moves panels into position, assembles the enclosure, installs equipment and completes the electrical and mechanical connections. Also establish who provides lifting equipment, access platforms and consumables.

If installation supervision or a visiting team is proposed, confirm its availability, duration, responsibilities and travel costs in the quotation. If your local contractor will carry out the installation, agree the drawings, instructions and technical support they will receive. Set a process for resolving site questions before they delay the work.

Compare delivery terms just as carefully. Identify who arranges transport, import clearance, unloading and delivery to the final installation area. Ask for a schedule that distinguishes drawing approval, manufacturing, shipment, site installation and testing. A manufacturing lead time by itself is not a date when you can start production.

Agree what a successful handover looks like

Before approving the order, write down what must be supplied, inspected and tested before acceptance. Include the relevant room conditions, test responsibilities, report format and the process for correcting any outstanding items.

ISO 14644-4:2022 describes the development of a cleanroom from requirements through design, construction and start-up. It is a useful reference for structuring that work, but it does not choose a supplier or replace the project contract.

Ask for the applicable drawings, equipment information, operating instructions, maintenance requirements and agreed test records at handover. Make sure your team knows whom to contact about replacement filters, controls and other service items, and how warranty claims will be handled from the UAE.

Keep the business result visible as well. If dust-related rework prompted the investment, agree how your own team will track that issue once production starts. If the aim is to introduce a new process, check that operators can carry it out in the completed layout. Avoid accepting a promised improvement percentage without evidence from your actual process.
